JobTread Pricing in 2026: Base Fee, Per-User Cost and What a Remodeler Really Pays

In 2026 JobTread charges about $199 a month including the first internal user, plus about $20 a month for each additional internal user on monthly billing. Annual billing is reported at about $159 a month plus $18 per user. Per-user rates step down above 10 users, and customer, subcontractor and vendor portal users are free. All features are included, there is no free trial, and card payments through the platform reportedly carry about a 3% fee. A three-person office team pays roughly $2,340 a year on annual billing or $2,870 month to month. JobTread changed its pricing model this year, so older reviews showing a flat rate are out of date.

Short version

JobTread is a construction management platform popular with remodelers and residential builders: estimates, proposals, job costing, scheduling, client and sub portals, invoicing and daily logs. In 2026 it moved to a base fee plus a charge per internal user, with every feature on one plan.

For 1 to 10 office users that works out to roughly $1,900 to $4,550 a year. That is good value next to Buildertrend if you use estimating and job costing, and more than you need for daily logs alone.

We make Daily Site Log, a daily report tool, so we are a competitor. Figures are sourced and labelled.

Also reported:

  • All features on one plan, with no tiers to upgrade through.
  • No free trial. Monthly plans reportedly have a 30-day money-back guarantee.
  • About 3% on client card payments processed through JobTread.

Three independent reviews updated between July and August 2026 report the same base and per-user figures. Some older reviews still quote the old flat rate, so check the date on anything you read.

What a team actually pays

Internal usersMonthly billingAnnual billing
1~$2,388 a year~$1,908 a year
3~$2,868 a year~$2,340 a year
5~$3,348 a year~$2,772 a year
10~$4,548 a year~$3,852 a year

Estimates before payment-processing fees. Field crews who only use the portals or don't log in don't count as internal users, which keeps the cost down for many remodelers.

Who JobTread suits

Good fit: remodelers and builders who estimate, send proposals, track job costs against budget and want clients and subs in a portal, all for less than Buildertrend.

Less suited to:

  • Subcontractors and trades whose main paperwork is daily reports and delay records for a GC.
  • Commercial projects where a structured daily record and claim evidence matter more than proposals and selections.
  • Teams that only need one piece, such as daily logs or photos.

Daily Site Log is narrower than JobTread on purpose. The supervisor talks through the day and the report fills itself in; photos are stamped with time and GPS; each delay is logged with the party responsible; and each submitted report is sealed so the client can verify it. No estimates, job costing or invoicing.
